I came to Hot Springs twenty years ago. I think the first person I met was Bob J. Cotnam. When I learned he was an Exclusive Buyer Broker, I knew we were going to get along great. I owned a real estate firm in New York. I understand how important buyer representation is. He represented me when I purchased the Park Hotel and several other properties in Downtown Hot Springs, AR.

My wife and I have lived most of our lives in WI. We have always wanted to retire to warmer climate. We have visited Hot Springs, AR a number of times , on this visit we were having a nice dinner at The Park Hotel. We happened to meet the owner/manager, John G. According to John, we should be investing in property in Hot Springs, AR. I told him that we felt that way also but we had not met an agent that we felt comfortable with.  He said, there is only one broker/agent in town that chooses to represent buyers only, if you do real estate any other way, there is too much 'conflict of interest'. Turns out, John had owned a real estate firm in New York. He gave us the name and phone number of a broker. Since this was our last night in Hot  Springs, we didn't make that call until we got back to WI. It turned out to be Bob J. Cotnam, owner and principal broker of Buyer's Agency Realty. We had a great conversation, he answered all of my pertinent questions.  I said to my wife, here is a broker that is actually going to represent us, find the property that best suits us and negotiate the lowest price possible. I told the broker we had sold property in WI. We had to reinvest to defer taxes.  We like apartments, multi-units, we are looking around $2 million. He located an unlisted property a very nice apartment complex (72) units, less than ten years old.It had a very attractive assumable mortgage at 5.7%. I told him, gather all the information you can on this property, we're coming back to Hot Springs. He is a very good negotiator. We finally had someone looking for us. I was relocating from OK to Hot Springs, AR. I wasn't looking forward to that., I had never bought a home before. We met up with a local agent, we spent most of the week looking homes that didn't resemble what we had described to the agent. I met a friend at my work place that knew a lot about real estate. He explained it the way. Traditional agents like to represent both buyer & seller. Which means they will try very hard to sell you one of their listings. Therefore, they earn a listing commission and a selling commission. Who wouldn't want to double their commission? I think it's called "Double Dipping". He knew the principal broker at Buyer's Agency Realty. He is called "The Real Estate Guy", Bob J. Cotnam. Agents at that firm, represent 'buyers' only. He listened to our wants and needs, price range, etc. We didn't have to waste a lot of time looking at some agent's listings that we had no interest in. He found the perfect home for us and negotiated a lower price than we expected. The Real Estate Guy is a good guy to know.

They called the R.E.G. when I got off the air. We had breakfast at The English Muffin. I asked, "What brought you to Hot Springs?". Bill said, "Well, I just got on the computer and I searched for the best state to retire in and AR came up 'all over the place'. So I then searched for the best town in AR to retire and it was always Hot Springs. I tried different ways and AR and Hot Springs came up no matter how I went about it. I told my wife, I think we need to take a trip to Hot Springs. There we found The Real Estate Guy doing his radio program. I told Susan that we might ought to listen to this guy in the morning. We were completely caught off guard. We did not know that there were brokers/agents that represented the buyer only. What a nice surprise. We felt from the start, we could trust Bob Cotnam. Sure enough, we were totally at ease with him. We didn't expect to find the home we loved so much for the price Bob negotiated for us. This turned out to be a great experience."
